INTEGRAÇÃO DO MERCADO IMOBILIÁRIO E SEGUNDA RESIDÊNCIA – BRASIL METROPOLITANO (the real estate market integration and the second home - the metropolitan Brazil)
Abstract
A integração do mercado de terras nas regiões metropolitanas é
um dos aspectos responsáveis pela expansão dos assentamentos de segunda
residência no Brasil. Essa expansão dos domicílios designados de DOU
(Domicílios de Uso Ocasional), do ponto de vista relativo, é concentrada
nos municípios periféricos, uma vez que os polos metropolitanos são
considerados centros de controle fundiário e imobiliário desse segmento
habitacional. A análise revela a tendência do monopólio exercido a
partir dos polos metropolitanos, o que resulta em problemas de ordem
econômica e social para os municípios com maiores concentrações de
domicílios de uso ocasional.

ABSTRACT
The
integration of the land market in metropolitan regions is one of the
aspects responsible for the expansion of second home settlements in
Brazil. This expansion of domiciles known as DOU (Domiciles of
Occasional Use), from the relative point of view, is concentrated in the
peripheral municipalities, once the metropolitan cores are considered
controlling centers of land and real estate of this type of habitation.
The analysis reveals the trend of monopoly exerted from the metropolitan
cores, which results in problems of economic and social order for the
municipalities with major concentrations of domiciles of occasional use.

RESUMEN
La
integración del mercado de tierras en las áreas metropolitanas es uno
de los aspectos responsables de la expansión de los asentamientos de
segunda residencia en Brasil. Esta expansión de los hogares designados
DOU – Domicílios de Uso Ocasional (Los hogares de Uso Casual), del punto
de vista relativo, se concentra en los municipios periféricos, dado que
los polos metropolitanos son considerados centros de control
inmobiliario y de la tierra de este tipo de residencia. El análisis
revela la tendencia del monopolio ejercido desde los centros
metropolitanos, lo que resulta en problemas de orden económico y social
en los municipios con mayor concentración de hogares de uso
ocasional.
